KAMLOOPS – Only one property in the Kamloops region has made the top-100 list of most expensive properties in the Thompson-Okanagan this year, and at number 93, that house barely cracked the list.
The $3.66-million single family home at 4141 Douglas Crt. in Sun Peaks was valued at $3.51 million in 2015, when it was also the most expensive home in the region.
Last year, the Kamloops and Sun Peaks areas were part of the Thompson-Cariboo region, this year they are lumped in with the Okanagan, where the top 32 home values are all above $5 million.
On average Sun Peaks has the most expensive homes in the Thompson region, at an average of $726,000, followed by Kamloops at an average of $387,000. Clinton, Lytton, Lillooet and Cache Creek have the most inexpensive homes, all averaging at under $200,000.
Kamloops Valleyview tops the list for the highest average house price at $505,000, with Sahali ($456,000) and Juniper Heights ($427,000) the next highest. The cheapest area is the North Shore, where the average property value is $300,000.

B.C. Assessment shows property values in the Kamloops area increasing by an average of 0 to 5 per cent, with nearby communities ranging from a 10 per cent decrease to a 15 per cent increase.
