iN PHOTOS: 100 acres across Lake Country on sale for more than $60 million

Large parcels of undeveloped land are something of a rarity in the Central Okanagan, but today you can find eight parcels totalling 98 acres in Lake Country alone with sale prices totalling $61.4 million. 

There are three separate listings for mostly undeveloped commercial/residential or industrial land that total 30 acres offered for $37 million, more than $1 million per acre. We found all these listings at Richard Deacon in Engels and Volkers’ Kelowna office. They can all be viewed here.

Five undeveloped residential acreages total about 68 acres for $24.4 million, or a mere $360,000 per acre.

Part of the lower residential cost is because two of the largest pieces, Lot A and Lot B Oyama Road are mostly hillside.

While Lot A and B are listed separately by Re/Max Kelowna, they can also be combined to total 26.77 acres for $7.6 million.

That includes 1327 feet of lakeshore frontage on Wood Lake, two separate one-acre building sites at the top of each parcel, and a potential building site by the water.

Much of the land is planted with cherries under lease until the fall of 2033.

Another 10.24 acres at 12510 Carrs Landing Rd. is offered for $4.8 million by Royal LePage/Kelowna.

It is in the Agricultural Land Reserve and is planted with a mixture of hazelnut, walnut, chestnut, cherry and plum trees.

It “boasts an awe-inspiring and unobstructed view of the picturesque Lake Okanagan,” the listing says. “This flat 10.24-acre gem offers a rare opportunity to build your dream estate and immerse yourself in the natural beauty and splendor of the Okanagan Valley. Whether you seek a peaceful retreat or a luxurious escape, this property has it all!”

Another six acres at Lot 64 Tyndall Rd. is offered by Re/Max Performance Realty and RealtyMonX for just under $6 million.

This is in the Lakestone area with nine duplex and 12 single-family lots for future development.

Rounding out the larger residential properties is 19.72 acres at 10080 Chase Rd., listed by Sutton – Hymark Realty for just under $6 million.

It's a development opportunity for a mix of single-family and multifamily units.

Chase Road is on the ridge west of Highway 97 and north of Okanagan Centre Road so the land offers panoramic views of downtown Lake Country and Wood and Kalamalka lakes.

On the commercial side, Re/Max Kelowna lists a four property land assembly totalling 7.02 acres in the town centre area of Lake Country for $15.9 million.

The largest parcel, about four acres, is between Highway 97 and Main Street. The others include three rental homes along Highway 97. The land has a mix of commercial and residential zoning and has a listed address of 9791 Highway 97.

Not far away, 9441 Highway 97, is a five-parcel land assembly totaling 10 acres for $13.5 million.

Listed by RE/MAX Kelowna and Angell Hasman and Associates Realty Ltd., it makes up the southeast corner of Highway 97 and Beaver Lake Road.

Most of it has a future land use designation of mixed commercial/residential and it is described as “the best untapped development land in Lake Country.”

On the other side of the highway is a former gravel pit at 8555 Okanagan Centre Road West. It’s 13.1 acres zoned general industrial for $8.25 million.

No further details are offered in the Royal LePage Kelowna listing but this is in the area where the District of Lake Country is looking at developing a business/industrial park.

On the south side of this property, across Okanagan Centre Road, is the McCoubrey Plateau area where more than 2,800 homes are expected to be built in coming years.
