This private Kelowna winery comes with two homes for $18.5 million

Two properties in the Upper Mission area of Kelowna with 25 acres of grape vines are being combined and offered for sale for $18.5 million.

In total there are 40 acres of land and two houses totalling 11,342 square feet with 10 bedrooms and 9.5 bathrooms.

Because the value of farmland is assessed by B.C. Assessment at much less than residential or other land, the two properties combined were assessed at $2.55 million, with the land being assessed at about $78,000. 

That means the listed price is 7.25 times the assessed value.

“This property offers a one-of-a kind location for a world-class private and gated winery with gently sloping grounds, lake views and two residential homes all just a short drive to downtown Kelowna and at the start of the South Kelowna Slopes wine route,” the listing with Jane Hoffman Realty states.

One home, at 4855 Chute Lake Rd. is a Tudor style house with 7,442 square feet of living space with oversized courtyard and detached garage/workshop/gym.

It has five bedrooms and 5.5 bathrooms on 24 acres.

“This estate boasts panoramic scenery from all living spaces,” the listing says.

The other home is a rancher style and comes in at a mere 3,900 square feet with five bedrooms and four bathrooms on 16 acres, also offering panoramic views from all living spaces.

“Both residences are built to capture the breathtaking views, including the sunsets and evening lights,” the listings says.

There are 10 acres of Pinot Noir grapes, seven acres of Gewurztraminer and eight acres of Pinot Gris, all with “full sun exposure complemented by cool afternoon mountain breezes.”

There is no description in the listing about a winery. It’s located across Chute Lake Road from Summerhill Pyramid Winery.
