{"id":8481,"date":"2026-06-04T18:00:00","date_gmt":"2026-06-05T01:00:00","guid":{"rendered":"https:\/\/infonews.ca\/?p=7666253"},"modified":"2026-06-04T18:00:11","modified_gmt":"2026-06-05T01:00:11","slug":"big-surge-in-central-okanagan-condo-sales-but-still-below-average","status":"publish","type":"post","link":"https:\/\/infonews.ca\/inhome\/news\/8481\/big-surge-in-central-okanagan-condo-sales-but-still-below-average\/","title":{"rendered":"Big surge in Central Okanagan condo sales but still below average"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">More condos were sold in the Central Okanagan in May than at any time in the last two years, but sales still remain below the ten-year average.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Central Okanagan saw a 28% increase in condo sales last month, according to figures released by the Rennie Advantage real estate analysis report.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, the report notes that condo sales were the outlier and sales of single-detached and townhomes were down 13% and 31%, respectively, compared to May 2025.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Across the Central Okanagan, total sales were down 18% across all housing types.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Numbers released from the Association of Interior Realtors, which uses a slightly different geographical area, show that sales of single-family homes in the Central Okanagan declined by 7% compared to last year, although prices held steady and increased slightly by 0.6%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Following suit with its Southern neighbour, sales of single-family homes in the North Okanagan dropped by seven per cent, and prices dropped by 2%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The South Okanagan bucked the trend with a 17% increase in sales, although prices dipped 3%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kamloops also saw single-family home sales increase in May, with a 7% increase. Prices remained on par with May 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sales of townhomes in the Central Okanagan were down 27%, and saw prices drop two per cent. Townhomes in the North Okanagan also saw declining sales, with 15% fewer sold than in May 2025, although prices increased by 4%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kamloops followed the pattern with townhome sales down 16%, and prices down 3%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Townhomes in the South Okanagan increased by 20%, and prices dropped by 3%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The condo market grew across the region, with the North Okanagan seeing a 7% increase in sales, and the South Okanagan a 70% increase. Prices in the North Okanagan remained the same while the South Okanagan saw a 6% rise.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The condo market in Kamloops also saw an increase, with sales topping May 2025 by 15%. Prices also rose, albeit by less than 1%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The benchmark price of a single-family home in the Central Okanagan now sits at $1,063,000, in the North Okanagan, its $757,000, in the South Okanagan $759,000 and in Kamloops $671,000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A townhome in the Central Okanagan goes for $732,000, in the North Okanagan for $567,000, in the South Okanagan for $510,000 and in Kamloops $508,000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A condo in the Central Okanagan will set you back $498,000, in the North Okanagan $322,000, in the South Okanagan $449,000 and in Kamloops $379,000.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Condo sales are still below the ten-year
