

Real estate sales in Okanagan, Kamloops still slow
February saw some improvements in the real estate market over January, but sales were largely slower than last year in Kamloops and the Okanagan.
Sales and new listings were flat or down in the Central and North Okanagan, but the big exception was single family home sales in the South Okanagan, according to the February report from the Association of Interior Realtors.
In the Interior in January, there were only 623 units sold and in February there were 823 residential unit sales, but that’s still down 8 per cent from February 2025.
The association’s president Kadin Rainville said there was a slow start to the year, but the market is starting to pick up.
“Although we’re still sitting just below average levels, momentum is building and heading in the right direction,” he said in the report. “Demand hasn’t disappeared, and with more listings coming online, we may just be seeing a natural lag between renewed interest and finalized sales.”
There was some improvement over January, but compared to February last year the market is moving slower in Kamloops and the Okanagan.
In Central Okanagan, sales were up slightly by 1.1 per cent and new listings were down 8.8 per cent. For single family homes, the number of days to sell were up to 78 which is roughly a 10 per cent increase and the benchmark price was down slightly to $1,056,600.
In North Okanagan, sales were down by 22 per cent and new listings were down 5 per cent. Single family home sales were down by 17 per cent and the number of days to sell was down 5 per cent to 85 days. The benchmark price for a single family home increased slightly to $781,200.
A different story in the South Okanagan with sales up 10 per cent and new listings up 7.7 per cent. Single family home sales went up 24 per cent and the benchmark price dropped 5.7 per cent to $691,900. Houses were moving slower with days to sell up 30 per cent to 104 days.
Kamloops and the surrounding area saw a 3.8 per cent drop in sales and a 10 per cent increase in new listings. Single family homes sales were up 1.5 per cent and the benchmark price went up 2.2 per cent to $661,000. Houses were moving slower in Kamloops as well with days to sell up 35 per cent to 72 days.
“After a sluggish start to the year in January, sales seemed to return to a more normal pace last month,” Rainville said.
