

Okanagan real estate sales up, but prices dip
Real estate sales increased across much of the Okanagan last month, but prices dipped slightly.
Figures released by the Association of Interior Realtors show an increase in sales in both the Central and North Okanagan compared to March 2025, but prices across all property types went down.
The South Okanagan bucked that trend with sales and prices both in decline, while Kamloops saw both sales and prices increase.
According to the Association of Interior Realtors, sales of single-family homes in the Central Okanagan increased eight per cent over this time last year, but prices dropped by two per cent.
Townhome sales in the Central Okanagan were more static, with sales up two per cent, and prices down three per cent.
But even in the North Okanagan where townhome sales increased 35%, prices still slipped, albeit by four per cent.
Condos saw a 13% increase in sales in the Central Okanagan, but prices were down six per cent. Sales in the North Okanagan were static, and the price fell five per cent.
The South Okanagan condo market was an outlier, with 36 units selling, which is an 80% increase in sales, but prices only increased by one per cent.
According to data from the real estate report, The Rennie Advance, in the Central Okanagan, single-family home sales are 33% below their 10-year average. Townhomes are 20% below, and condos are 24% below their decade average.
The picture was different in Kamloops, with single-family home sales increasing by 24%, as prices increased by two per cent.
Townhome sales were up 52%, but prices declined slightly by two per cent.
Kamloops condo market saw both sales and prices decline, with a 36% drop in sales and a five per cent drop in prices.
The benchmark price for a single-family home now sits at $1,048,000 in the Central Okanagan, $762,000 in the North Okanagan, and $710,000 in the South Okanagan.
In Kamloops, the benchmark price for a single-family home is $675,000.
A townhome in the Central, North, and South Okanagan go for $726,000, $549,000, and $510,000, respectively. In Kamloops, a townhome goes for $498,000.
Condos in the Central, North, and South Okanagan cost $472,000, $304,000, and $426,000, respectively. A condo in Kamloops will set you back $360,000.
