Second slowest April in a decade for Central Okanagan real estate sales

Last month was the second slowest April in a decade for real estate sales in the Central Okanagan.

Sales in both condos and townhouses lagged behind the 10-year average, with the only slower April being in 2020, immediately after the pandemic hit.

Figures from the real estate analyst The Rennie Advance say that Central Okanagan home sales fell four per cent from April 2025, and sit 22% below the past 10-year average.

Detached homes were the only category in the Central Okanagan that saw an increase in sales, albeit 2%. Single-family home sales were still 23% below the decade average.

Figures from the Association of Interior Realtors, which uses different geographic boundaries, show a 7% decrease in single-family home sales in the Central Okanagan, with prices dropping by 1% compared to April 2025.

Sales of townhomes and condos in the Central Okanagan declined by 11% and 4%, respectively. Prices also fell, but only by a couple percentage points.

The North Okanagan saw a decrease in real estate sales, with single-family home sales dropping 16% and condos 36%. The market for townhomes remained the same.

The South Okanagan bucked the trend with single-family home sales increasing by 4% and townhomes by six percent. The condo market saw a 19% decline in sales.

Kamloops also saw sales of single-family homes increase by 4%, while its townhome sales dropped six percent and its condo sales 14%.

Despite the drop in sales, the Association of Interior Realtors says the housing market remains comparatively resilient compared to elsewhere in the province.

“With healthy inventory levels, balanced market conditions and prices staying fairly steady, it remains important for sellers to price appropriately at the onset so listings don’t go stale,” Association of Interior Realtors president Ryan Mayne said in a media release.

The current benchmark price for a single-family home in the Central Okanagan sits at $1,050,000, in the North Okanagan at $758,000 and in the South Okanagan at $753,000. 

In Kamloops, the benchmark price for a single-family home is $664,000.

The benchmark price for a townhome in the Central Okanagan is $724,000, in the North Okanagan $601,000, in the South Okanagan $525,000. In Kamloops, a townhome is $497,000.

The Central Okanagan has the costliest condos with the benchmark price at $498,000, followed by the South Okanagan at $436,000 and Kamloops at $370,000. A condo in the North Okanagan goes for $320,000.
